The Intellirent application was designed to help quickly walk your renter through the steps of an online application, collecting all data and documentation in one spot.
After creating their secure account, an applicant can log back into their account before submitting and after submitting their application.

Applicant Account
Each applicant must create their own secure account. All data fields of the application are required, supporting documents/attachments are not initially required before paying and submitting.
Applicants can log off and back into their application at any time. After submitting, applicants should log back into their account to make any requested changes or review their Pending requirements. Changes are made in real-time.
Personal Information
To begin, the applicant will enter all basic information. When sending an invite to Roommates, it is recommended to only send the invite to one Primary applicant, who will then invite Co-occupants on the first page of the application.
Total Number of Occupants
Each adult applicant will be required to submit a separate application. Learn about the Group Application Process.
Social Security Number
If your applicant selects I do not have a social security number, the applicant will be directed to our International Applicant flow.
Government Issued ID
An applicant can upload multiple forms of ID by selecting +Add another government ID. An applicant cannot submit identification that is expired.
ID Types
The different types of identification options include:
Social Security Card
If the Social Security Card is selected, the ID Number field is disabled.
Guarantor
Guarantor is on by default but can be managed from the agent's Settings. Find more details on the Guarantor options: Guarantor OFF: Activate on an as-needed basis.
Tenancy Information
If the applicant selects, I rent this property, an info panel is displayed notifying them of the verification process. Automated verification can be turned off in the agent Settings.
Prior Address
Tenancy verification requests can also be manually sent: Send or resent the verifications.
Employment Information
A potential renter is asked about their Source of Income, Currently Employed, Self Employed or Other. The proceeding questions are dynamic depending on the source selected.
Employed
A potential renter selects Currently Employed as their Present source of Income.
Start Date
An applicant can enter a future date within 30 days of today's date.
If the applicant selects, Currently Employed, they are alerted to the verification process.
Self Employed
A potential renter selects Self Employed as their Present source of Income.
Other
A potential renter selects Other as their Present source of Income.
Consideration of Credit History
For rental properties located in the state of California, when Other is selected, the renter is asked to select a type.
If I am a student or I am retired is selected, the Status field is populated and the renter is required to continue by entering a description for further explanation, monthly income and supporting documents.
Government rent subsidy
When I receive a government rent subsidy is selected, the renter will be shown two options:
Option 1
The renter will be asked to continue by entering the monthly amount of funds received and encouraged to include supporting documents. Upon submission, the agent will receive the full renter resume to include the credit score and history as normal.
Option 2
If the renter selects option 2, the renter will be asked to continue by entering the monthly amount of funds received and required to include supporting documents. Help text for the type of required documents is provided. An agent should communicate with their potential renter about the types of documents that can be considered that align with their business practices.
Upon submission, the agent will receive the renter resume excluding the credit score and credit history section of the reports. A renter will still be required to pass the Identity verification and any background reports, criminal (if applicable) and housing court records.

Proof of Income or Supporting Docs
No matter the selection for Source of Income, an application asks that the renter upload documents that support their selection.
Documents are reflected on the agent dashboard as Income and an actionable item for agents once the application is submitted.
+Another Income Source
A potential renter has the ability to enter more than one Present source of income. income, the applicant should select +Another Income Source at the bottom of the page. Each source should be added separately.
Additional Information
Vehicle
If your applicant did not select and upload a Driver's License in the Personal Information: Government Issued ID on the first page, but the applicant has selected I have a vehicle, they will be prompted to add the missing Driver's License in this section. You will then receive two identification documents.
Furry Friends
I have a Pet
If your applicant selects I have a Pet, they must enter basic pet information and submit a photo.
I have a Service Animal
If your applicant selects I have a Service Animal, they must submit basic information and a photo, plus additional documentation for the service animal.
Like Income, Pet is an actionable item for the agent to review and accept.
Background Information
If your applicant selects Yes to any background question, a space will populate requesting additional information regarding the situation.
Review and Submit
The applicant is required to sign the Intellirent and TransUnion Terms of Use.

After the application is submitted, agents can find the applicant's signed Terms of Use in the Renter Resume.
Property Selection, Move-In Date, and Payment
The final step required before an application can be submitted. See Next Steps.
Property Invite or Link
An application is associated with a published property.
If you sent an invite from a property, that property will populate on the last page of their application.
General Invite or Link
An application is not associated with a published property.
If you did not send an invite from a property, the applicant will be required to select from a dropdown list of your Published Properties.
Custom Address
If you do not have published properties, the applicant can select Other to proceed in entering a custom address.
Next Steps
Immediately after submitting the payment, an applicant with a social security number will be redirected to TransUnion's identity verification questionnaire.
Agents will receive a notification of the submitted applications. You can turn notifications OFF in settings.
The decision is in your hands, login to your Intellirent agent account to review the submitted applications.
Intellirent compiles all data, and documentation plus credit and background checks into a Renter Resume. Agents can review and download a PDF file from the Renter Resume.
