If you have more than one adult renter applying together for a single property, each adult must create a separate application using their unique email, complete the form using only their personal information, then submit and pay a separate application fee. Intellirent collects a fee per submitted application.
As a renter initiated process, Intellirent helps you organize applications by property. When sending an invite to apply, only send one person from the group an invitation to apply. If they are applying from your website, it's helpful to communicate the best practice and ask that only one applicant start the process.

Co-Occupants & Co-Applicants
An Occupant is anyone, adult or minor, who will be living in the rental and considered part of the household. Only adult occupants will be required to complete and submit a separate application file.
A Guarantor/Co-signer is an adult Co-applicant that will not be living in the rental, and therefore not considered part of the household.
All adult applicants applying together, whether they are part of the household or not is typically referred to as a Group.
Primary vs Roommate
A Primary is an occupant and the first person who started the application (see Group Process below).
Only the Primary applicant can add Co-Occupants. An adult Co-occupant is labeled Roommate.
Any adult occupant can invite a Guarantor/Co-Signer.
Group Application Process
The Primary applicant creates their account and will be immediately prompted to select Total Number of Occupants.
Co-occupant Invites
If the total number of Occupants is greater than 1, at the bottom of the first page, the Primary applicant will enter their co-occupant's contact information.
All fields are required. Once the Primary has completed and clicks Save & Continue, all co-occupants will receive an invitation email with a sign up link asking them to start their application.
Relationship to the Primary will be visible for the agent once a Primary has submitted and invited a co-occupant.
Minors
All adult occupants (over the age of 18) must submit a separate application and pay a separate fee. A Co-Occupant under the age of 18 is a Minor and does NOT have to submit a separate application.
Guarantor Invites
Any occupant can add a Guarantor/Co-signer, however, an applicant can only invite one Guarantor each. Guarantors must submit a separate application and pay a separate fee.
Relationship to the occupant will be visible for the agent once an occupant has invited a co-occupant.
Troubleshooting
IMPORTANT: An invitee (co-applicant) is associated to the email address that was entered for them as a roommate or guarantor. Therefore, an invitee should not change their email address upon creating their account. If an invitee changes their email address, their application may no longer be associated with the group. *An applicant should follow these troubleshooting steps.
Not finding invite email
Sometimes the emails get sent to spam or junk. If the co-occupant is saying they are not receiving the application:
1. Ask the primary to double check the email address they entered was correct. Find the email address by clicking on the Roommate's name.
In the App Details page, on the right, you can review the email or click Resend Invite.
2. Copy your application URL and send the co-applicant an email or message containing your application URL, and ask them to start by clicking on that application link.
