The application process for a potential renter was designed to help quickly walk applicants through the steps of an Association's recommended application questionnaire, collecting all data and documentation in one spot.
IMPORTANT: An application is customized to fit the needs of the Association. Members are sent details of their custom form upon accessing their Intellirent account for the first time. Please reference the details sent to the email address linked to your account.

Once an application is submitted, the agent/member will be notified and all details will be available for you on your dashboard.
Applicant Account
Each adult occupant and Guarantor must create their own secure account, submit a separate application and pay a separate fee. Applicants can log out and back into their application account at any time.
All data fields on the application are required before saving and continuing, supporting documents/attachments are not initially required before paying, and submitting. An applicant should log back into their account to upload any missing documentation.
Personal Information
To begin, the applicant will enter all basic information. If you have a group of occupants applying together, only request that one primary applicant to start the process. The primary applicant will then enter additional adult occupants, triggering a new invite to co-applicants. Learn about the group application process.
Social Security Number
If your applicant selects I do not have a social security number, the applicant will be displayed the International credit report options. More helpful info: View full SSN
If you would like to remove the Guarantor option, you can do so from your Settings > Application Criteria.
CONDITION
Property Restrictions
If the agent is has Property Status Restrictions enabled, AND the property has at least one submitted complete file, the applicant will be notified of the Property's status upon creating their account.
A potential renter has the option to continue in completing their file, but they will not be allowed to submit. See Payment: Condition: Property Status
Tenancy Information
If the applicant selects, I rent this property, they are alerted to the verification process.
Prior Address
Employment Information
An applicant is asked if they are Currently Employed, Self Employed, or Other.
If the applicant selects, Currently Employed, they are alerted to the verification process.
Whether your applicant is Currently Employed, Self Employed or Unemployed, Intellirent will request Proof of Income/Supporting Documents.
Documents are an additional type of employment verification agents/members should review from your Application Details page.
If your applicant does not have all documents available to them at the moment, they can still continue and submit their application. You will receive all application questions and credit report. Your applicant should log back into their account to upload supporting documents as soon as possible for your review.
If the applicant has more than one job, or source of Income, the applicant should select +Another Income Source at the bottom of the page. Each source should be added separately.

Applicant selects I have a Pet
If your applicant selects I have a Pet, they must enter basic pet information and submit a photo.

Background Information
Terms of Use
The applicant must review online Terms of Use and sign. The Terms of Use highlights the non-refundable application fee and authorizes the verification process.
If an applicant checks the box for I would like to receive a copy of the report (s) that are being prepared, the agent/member will get notified. Members will have to option to send the copy from their Intellirent accounts. Learn more.
The signature collected is used to generate the authorization to release forms that are sent to both current employment and tenancy contacts.
Payment
If you sent an application from a property, that property will populate on the last page of the application.
If the application was sent but not linked to any property, the applicant can either choose from the drop-down of your published properties, select "other" and enter the property details, or they can continue without a selection.
CONDITION
Property Status Restriction
If the agent is has Property Status Restrictions enabled, AND the property has at least one submitted complete file, when the renter has chosen to continue with the application, they will not be allowed to submit.
The status will be visible above the Property and the payment button will be disabled.
TransUnion Identity Verification
Immediately after submitting the payment, and if the applicant has entered a social security number, they will be redirected to TransUnion's identity verification questionnaire.
Agents will receive notifications of all submitted applications. Unless notifications are turned off in settings.
