After submission of an application file, when a potential renter has selected, I have a social security number, and they have successfully passed the credit bureau's authentication requirements, a credit report and background record search will be processed.
When applicable, both criminal and housing court record searches are returned in accordance with federal and local regulations.
Background records search results can be found by opening the file to view the Application Details.
This article outlines the details of any background records found in the TransUnion reports:
Reports Found Warning
If there are any records, criminal or housing court records returned, a warning symbol (red exclamation point) will be present next to the credit score.
The warning symbol is an indicator of a background record with at least one record found. Clicking anywhere on the file will open to the Application Details.
Criminal Record Search
Intellirent does not control or alter the data returned by the bureau, however we try to display the data in an easily to readable format.
Using advanced filters and industry best practices, the bureau uses public records to search:
- 44 state criminal background checks*
- Most Wanted Databases
- National Sex Offender Public Registry
- OFAC
If you are returned a criminal report and are needing additional information, Intellirent recommends searching the court records using the data that is returned. Many times, a court will release minimal information so a user can obtain more details on their website and by agreeing to their terms of use.
An agent can choose not to receive criminal reports by toggling Criminal Reports OFF from Settings: Application Criteria.
Housing Court Record Search
Housing court record search results may include:
- Tenant judgment for possession and money
- Unlawful detainers
- Tenant judgments for rent
- Failure to pay rent
- Writs and warrants of eviction
No Report Found
If no reports are found in background search, the reports section in the Renter Resume will say, No Reports Found.
