Make faster decisions when submitted applications display in colors set with your pre-determined criteria and budgets are automatically calculated. Other settings enable you to manage certain flows of the application such as whether or not the applicant is allowed to invite a Guarantor, turning off the automated verifications, or not returning criminal reports.
An applicant cannot see the criteria that has been saved for Minimum Credit Score or Rent to Income Ratio. Intellirent never speaks to applicants in terms of minimum criteria, approvals or denials.

Minimum Credit Score
Enter a desired Minimum Credit Score to display credit scores in color.
After you've saved a minimum credit score, all submitted applications will be displayed according to your criteria. Green for any score above your minimum, red for any score below.
For example, credit scores 650 and above will be GREEN.
Any number below will be RED.
Rent to Income Ratio
Automatically calculate the budget for this applicant using their stated income and the Rent to Income criteria you've saved.
Before
The applicant's stated income is displayed.
After
The budget is calculated.
Again, your renters cannot see your Application Criteria. If you wish for the applicant's to know your criteria, you must communicate to potential renters directly. The process is entirely in your hands as an agent/landlord.
Tenancy & Employment Verifications
By default, when an application is submitted, the verification request is automatically sent to the contacts provided for their employer supervisor and their landlords. Learn more about Verifications and Actionable Items.
Turn off the automations by clicking on the green toggles. Be sure to click save before leaving the page.
Credit/Eviction
The application process is all-in-one. When an application is submitted, the applicant is required to pass the TransUnion Identity Verification and their credit report and background check is pulled. The toggle is disabled because turning off the credit and eviction report is not an option at this time.
Criminal
Due to a growing number of regulations that do not allow property owners and agents to consider criminal reports in their decision making process, you have an option to remove the criminal report from the returned background check by toggling Criminal OFF.
Guarantor
By default, an applicant is asked if they would like to invite a Guarantor to apply with them. See Personal Information and learn more about the Group Application Process.
By toggling the Guarantor section OFF from the Application Criteria, the application will no longer ask if they would like to invite a Guarantor.
Activate on an as-needed basis
The Additional Option allows an agent to manage the Guarantor process on an as-needed basis per application.
Guarantor Inactive
Once an application is submitted, an agent can review the file and determine whether the they will allow the applicant to invite a Guarantor or not.
Navigate to the Application Details. All submitted applications will initially have Guarantor Inactive in the Application Details, right column.
Guarantor enabled
If it's determined that the applicant is allowed to invite a Guarantor, click on the Guarantor toggle. The ability to invite a Guarantor will now be enabled. Initially the Guarantor section will show None, since there has not yet been a Guarantor invited.
Invite a Guarantor
Click plus (+) to invite a Guarantor, or ask the applicant to login to their dashboard to invite their Guarantor. The Guarantor section on the applicant's dashboard that was not perviously available will now be available for them to update.
