California's AB 2493 offers protection to renters that requires full transparency from housing providers. Intellirent has long understood the necessity of full transparency in the screening process, and are happily able to provide a screening process compliant with AB 2493.
Prior to submitting their rental application for consideration, each potential renter is provided with the Rental Criteria. Potential renters are required to acknowledge the rental criteria, and provide a signature confirming understanding before submitting.
Upon submission of an application, if the potential renter has selected that they have a SSN and they have successfully passed the Experian authentication, the potential renter will receive an email confirmation with receipt of fees included, and will land on their dashboard where they have immediate access to a copy of their credit and background reports.
All activity is time-stamped, and agents can see important timestamps like date application was submitted, date reports were returned, etc., from the Applicant Details Page and in the Renter Resume.
Agents are encouraged to take action on submitted files, such as reviewing verifications, as well as moving a file to Approved, Denied or Archived.

Remember, "a landlord or their agent shall not be required to refund an application screening fee to an applicant whose application is denied, after consideration, because the applicant does not meet the landlord’s established screening criteria." (cite: AB 2483).
